I like to stop halfway across the road, turn to face the vehicle, feet together and bow low towards the vehicle whilst maintaining eye contact with the driver.

First time buyers are no guarantee of a quick sale, someone I know agreed a sale to first time buyers who took ages to put through all the paperwork, and kept coming back and asking them to fix x and y for them, and even asked for further discount after about 4 months of messing around.

Estate agents will almost certainly over value it, the useless shyster ****ers.

Have a good look around on rightmove etc and see what similar properties in the area are going for, to give you a good idea of what it's worth.
